How To Clean Karndean or Amtico Flooring

By 27th March 2020January 24th, 2023No Comments

This luxury vinyl tile (LVT) is a very popular form of hard floor, incredibly hard wearing, hundreds of different designs replicating stone and wood floor but without the restoration costs that come with those kinds of floors. That’s not to say though that they don’t require any maintenance to keep them looking their best. Many types/styles of LVT that you can purchase at your local flooring shop, will still look dirty over time and as they are quite an expensive type of floor due to their longevity, you won’t want to employ any old cleaner to clean them as mishaps can lead to very expensive consequences. And much like any hard floor, they’re notoriously difficult to keep looking clean, over time.

We get calls regularly from clients with Karndean or Amtico flooring who complain about the shine disappearing from the floor or a grubby appearance within the grain of the floor that they just can’t seem to clean despite trying every mop, flat mop or cleaning solution in the shops. They are also completely unaware that despite these floors being very hard wearing, there is a way to protect them from becoming scratched and in the process will make your weekly cleaning schedule a lot more effective. What’s more, the seals, or particularly the seals that we use, have a finish to them so you can choose whether to have a gloss look or a matt look!

If you notice your floor getting dirty quickly, then chances are you’re cleaning solution is building up on the surface and the floor is sitting in an “alkaline state”. Alkaline’s work like Velcro and attract excessive amounts of dirt, meaning that it will not take long at all, sometimes a matter of days, for your floor to look filthy again. If you’re cleaning your floor using high alkaline products from the supermarket, make sure you mop your floor again afterwards with plain water, this will help neutralise the floor and stop it from attracting dirt quite so quickly. If you haven’t had your LVT sealed for whatever reason, then now is the time to do so. Despite what flooring shops may tell you, your Karndean or Amtico floor can be protected and SHOULD be protected. Having a protector applied to the surface of the floor will fill up and grooves or pits in the surface so less dirt can penetrate the surface meaning your cleaning regime will be more effective. The protector will also help to stop surface scratching as if you drag a chair over the surface, it won’t mark the floor, it’ll mark the protector! Which is exactly what you want in order to make your flooring last as long as possible.

Deep cleaning of LVT flooring is a delicate procedure and something that should not be attempted by an untrained cleaner. Maintenance cleaning with a mop and bucket Is absolutely fine but deep cleaning needs to be carried out by a professional with the correct machinery, so joins don’t swell and the floor isn’t ruined, which is a huge insurance claim as this kind of flooring is not cheap. It’s a high-end type of flooring that lasts for years so make sure you’re on top of your cleaning regime and have your floor deep cleaned at least every 12-18 months so your seal can be inspected and topped up where necessary. Obviously, the seal isn’t going to last forever but having a trustworthy floor maintenance company (like ourselves) that you can call on, will make your life a lot easier and providing the seal has done its job, each time you have it deep cleaned the floor should look almost like a brand new floor.
